Stilo takes first steps toward land development with land deed and title for Kotzin and Ten-X acreage now in escrow
TUSAYAN, Ariz - The Stilo Group has taken the first steps toward their large-scale development, approved by the Tusayan Town Council last year on Nov. 2, by arranging an escrow account for the deed and title for 20 acres at Kotzin Ranch and 20 acres for Ten X Ranch. They will remain in the account until other development agreement targets are met.
"This is exciting," Tusayan Mayor Greg Bryan said during the council's Feb. 1 regular meeting. "This is what we've been trying to work for and finally have happen."
Stilo reserved 40 acres at Kotzin Ranch or 40 acres at Ten X as part of their pledge to dedicate a total of 40 acres to the town for public housing and public facilities. It was the town council's decision whether they choose to accept at Kotzin, Ten-X or both, splitting the acreage into 20 acres for each.
Bryan reminded the council and the public that if the referendum election, to be held May 15, overturns their decision to enter into a development agreement with Stilo, the land proposed will "all go away."
"I think the community needs to be aware that if what they want is this land, then that's part of the need to get out and acknowledge that we lose that," Bryan added.
Councilman Bill Fitzgerald asked if the town can choose which lots they want at Kotzin Ranch or if Stilo has already chosen for them.
As there is only 40 acres total set for residential zoning at Kotzin, Bryan explained the land has already been predetermined.
"This is not a council action, we've already approved the development agreement. I'm not sure based upon your recusal whether this discussion should be taking place," Bryan reminded Fitzgerald, who recently agreed to recuse himself from any discussion regarding the Stilo Group due to conflict of interest. "We are dealing with the development agreement. I want to be very careful, I don't want to get you in trouble or me."
